Sourced market benchmarks

  • 47% annual turnover rate: reflects NAA and industry apartment turnover averaging roughly 46 to 50%; 47% is used here for easier input.
  • $24 hourly maintenance labor: BLS reports $23.38 median hourly pay for general maintenance and repair workers, rounded here.
  • $1,767 default monthly rent: Yardi Matrix reported average U.S. advertised rent of $1,767 in May 2026.
  • 2 days recovered per turn: NAA notes a 7-day average turn guideline and a common 5-day expectation, which supports a 2-day improvement scenario.

  • 20% efficiency gain applied to relevant inspection, coordination, and documentation time.
  • 35% of staff time modeled as inspection-related work.
  • 25% of staff time modeled as coordination work.
  • 1.5 document hours per unit per year modeled for document handling.
